“Canadian Rental Prices Drop 4.8% Year-Over-Year”

The average rental price in Canada saw a decline in August, with the average asking price at $2,035, marking a 4.8% decrease from the previous year. This drop represents the largest year-over-year decrease since March, according to a recent report from Rentals.ca and Urbanation.

For 23 consecutive months, average rental prices have been decreasing annually, with August 2024 prices down by seven percent. Despite this trend, rental rates remained relatively stable on a monthly basis, showing a marginal 0.1% decrease from July, following four consecutive monthly increases in the preceding months.

Shaun Hildebrand, the president of Urbanation, highlighted the escalating trade tensions between Canada and the United States as a new factor of uncertainty in the rental market. He expressed concerns that lower employment and consumer confidence levels could lead to a slowdown in rental demand in the short term. Additionally, potential increases in construction costs threaten the supply side of the market.

In terms of specific rental categories, asking rents for purpose-built apartments dropped by 3.3% year over year to an average of $2,038 in the past month. Similarly, asking rents for condominium apartments experienced a more significant decline of 7.7%, reaching an average of $2,050.
